My relationships with local selling agents across Bayside and Melbourne’s Inner South East are an important part of this. I don’t rely solely on what appears on the major property portals.
But finding more properties isn’t the point.
Filtering out the wrong ones is just as valuable.
I refine the market down to the properties I believe are genuinely worth your attention, so you’re spending your time looking at opportunities — not just listings that were never right for you.
Finding a property you like is one thing. Working out whether it’s actually a good purchase is another.
For every property I recommend, I look beyond the marketing campaign and assess it against your brief, the location and the current market.
I’ll consider:
The property
Land size, layout, orientation, condition, natural light, functionality and what the property may offer in the future.
The location
The street, surrounding properties, amenities, schools, transport and the particular pocket — because two properties in the same suburb can offer very different value.
The opportunity
Where appropriate, I’ll identify potential to improve, renovate or add value without taking on a project that doesn’t make sense for you.
Comparable sales
I’ll analyse relevant recent sales and current market conditions to establish where I believe the property’s value sits.
The price
Most importantly, I’ll give you an independent view on what I believe the property is worth before you negotiate.
My job is to help you understand whether you should buy it, what you should pay for it and where I think you should draw the line.
You don’t need to spend every weekend looking at houses.
Where appropriate, I’ll inspect properties first and filter out the ones that don’t make the cut before they take up your time.
I’m looking beyond the photos and styling — assessing things like the condition, layout, natural light, noise, outlook, adjoining properties, street and any potential issues that may not be obvious online.
If a property makes it through my initial assessment, I’ll either inspect it with you or on your behalf.
I don’t just find properties. I filter them. That means fewer inspections, less wasted time and more confidence that the properties you do see are worth considering.
When we find the right property, I take over the negotiation.
Before making a move, I’ll consider the property’s market value, comparable sales, the vendor’s position, the level of competition and how the sale is being conducted.
From there, I develop a negotiation strategy designed specifically for that property.
Whether it’s a private sale, off-market opportunity or auction, I deal directly with the selling agent and represent your interests throughout the acquisition.
I’m not there simply to win the property.
I’m there to make sure we secure the right property without paying more than we need to.
And if the numbers don’t stack up, I’ll tell you.
