Buyer’s Advocacy in Melbourne's Bayside and South East

Buying property across Melbourne’s Bayside & South East

Buying a home is one of the biggest financial decisions you’ll make. The challenge isn’t simply finding properties — it’s knowing where to look, what is worth pursuing and what a property is really worth.

I provide independent, hands-on buyer’s advocacy for owner-occupiers across Melbourne’s Bayside and South East.

From sourcing on-market, pre-market and off-market opportunities through to property assessment, inspections, due diligence, negotiation and auction bidding, I manage the buying process from start to finish.

My role is to cut through the noise, protect your interests and help you secure the right property at the right price.

My approach to helping you buy your home

Buying well isn’t just about finding a property you love. It’s about knowing where to look, what to look for, what a property is really worth and when to walk away.

My role is to take that work off your shoulders and give you a clear, considered strategy from the beginning right through to securing your property.

Discovery call

It starts with a complimentary discovery call.

I want to understand what you’re looking for, your budget, timeline and what you’re hoping your next home will give you — both now and in the years ahead.

We’ll talk through the suburbs you’re considering across Bayside and Melbourne’s Inner South East, what’s realistic within your budget and where I think there may be opportunities.

Most importantly, I’ll make sure we’re a good fit before you commit to anything.

Your property brief

Once we decide to work together, I build a detailed brief around you, not just a list of property features.

We’ll look at your preferred suburbs and pockets, property requirements, lifestyle priorities, budget and longer-term plans.

I’ll also challenge the brief where I think it will help. Sometimes the property you need isn’t in the suburb you initially had in mind, or there are opportunities in a nearby pocket that give you more of what you’re looking for.

The result is a clear buying strategy — so we’re searching with purpose rather than simply scrolling through listings.

Search & shortlist

This is where I do the legwork.

I actively search the market for properties that genuinely fit your brief, including on-market, pre-market and off-market opportunities.

My relationships with local selling agents across Bayside and Melbourne’s Inner South East are an important part of this. I don’t rely solely on what appears on the major property portals.

But finding more properties isn’t the point.

Filtering out the wrong ones is just as valuable.

I refine the market down to the properties I believe are genuinely worth your attention, so you’re spending your time looking at opportunities — not just listings that were never right for you.

Property evaluation

Finding a property you like is one thing. Working out whether it’s actually a good purchase is another.

For every property I recommend, I look beyond the marketing campaign and assess it against your brief, the location and the current market.

I’ll consider:

The property
Land size, layout, orientation, condition, natural light, functionality and what the property may offer in the future.

The location
The street, surrounding properties, amenities, schools, transport and the particular pocket — because two properties in the same suburb can offer very different value.

The opportunity
Where appropriate, I’ll identify potential to improve, renovate or add value without taking on a project that doesn’t make sense for you.

Comparable sales
I’ll analyse relevant recent sales and current market conditions to establish where I believe the property’s value sits.

The price
Most importantly, I’ll give you an independent view on what I believe the property is worth before you negotiate.

My job is to help you understand whether you should buy it, what you should pay for it and where I think you should draw the line.

Inspections & filtering

You don’t need to spend every weekend looking at houses.

Where appropriate, I’ll inspect properties first and filter out the ones that don’t make the cut before they take up your time.

I’m looking beyond the photos and styling — assessing things like the condition, layout, natural light, noise, outlook, adjoining properties, street and any potential issues that may not be obvious online.

If a property makes it through my initial assessment, I’ll either inspect it with you or on your behalf.

I don’t just find properties. I filter them. That means fewer inspections, less wasted time and more confidence that the properties you do see are worth considering.

Negotiation & acquisition

When we find the right property, I take over the negotiation.

Before making a move, I’ll consider the property’s market value, comparable sales, the vendor’s position, the level of competition and how the sale is being conducted.

From there, I develop a negotiation strategy designed specifically for that property.

Whether it’s a private sale, off-market opportunity or auction, I deal directly with the selling agent and represent your interests throughout the acquisition.

I’m not there simply to win the property.

I’m there to make sure we secure the right property without paying more than we need to.

And if the numbers don’t stack up, I’ll tell you.

Because sometimes the best result I can get for you is knowing when not to buy.
